Black Hills Properties On the Market

If you’re driving in the Hills and go past the Messengers building or the Rockerville campus, you might notice “For Sale” signs on the properties. That’s because they are officially on the market.

We have entered an agreement with Lampert Properties to list and sell our Rockerville campus. President and CEO Michelle Lavallee met with former board member and Realtor Phil Lampert to sign paperwork and officially get the campus on the market.

Phil has a long history with CHS–going back to 1994. He served as a Children’s Home Foundation board member for nine years. He also was involved with fundraising for the purchase of the Rockerville campus. Even though the decision to sell pulls at his heartstrings, he is excited and hopeful for our future at the new Rapid City Campus.

We also officially entered an agreement with Keller Williams to list and sell our Messengers building. Michelle met with CAO Mark Niemeyer and Commercial Broker Chris Long to sign documents to have the building placed on the market.

Chris is also not a stranger to CHS. He helped CHS find and purchase the new Rapid City Campus (formerly NAU campus).

“The goal is to sell both properties and have all of the proceeds go to the new Rapid City campus,” says Mark.

Mark plans for potential buyers to contact us before they show up on campus. However, if people drop by unannounced, staff are directed to have the person contact the designated realtor or Mark with any questions. Brochures will also be available with information for potential buyers.

It’s important to note that an effort is being made to make sure showings take place after normal business hours or during school hours to minimize disruptions to our clients and staff.

A message has already gone out to our families and supporters to keep them updated on the changes as we move forward. We are still forecasting a Spring/Summer 2026 move-in date for the new campus.

It’s important to remember that both locations are a part of CHS’ amazing history and have served us well throughout the years. It’s sad to leave these physical buildings behind, but the memories will live in our hearts forever. Change is hard, but it’s time for CHS to grow so we can continue to meet the needs of the children and families we serve. We appreciate all the staff cooperation and support as we transform in the coming years.
